The Land Story

200 sqm. ₱600,000.
Here's what happened next.

I started with just ₱600,000 for a 200 sqm lot — no fancy house, no big-name developer. Just a small piece of land in a growing corridor of Cagayan de Oro that I believed in. I did my due diligence, took the risk, and trusted the process.

I saw my parents lose it all during a fire in our house back in May of 2010. Everything they built over all those years — gone. But from that unfortunate event, they had insured the house and somehow we got something in return. The lesson I got is that insurance is a necessity. We should insure not just your house, your car — but including ourselves. As a financial advocate under Pru Life UK, the uncertainties of life are borne by the company. Anytime God can call us home, and everything we built on this earth will not be brought with us. But through insurance, our legacy remains.

Most people think they need millions to start in real estate. The truth is, you can start small — a rental, a modest lot, a starter home. The difference isn't money — it's knowing what to look for, when to act, and who to trust.

I've spent years learning the real estate game at every level. Now I help regular Filipinos — from first-time renters to seasoned investors — make moves that build real wealth, one property at a time.

3 financial mistakes I see Filipino families make with real estate

Buying Without Checking the Title

I've seen families lose millions because they skipped due diligence. Always verify the title at the Registry of Deeds first.

Waiting for the Perfect Time

The best time to buy land was five years ago. The second best time? When you know what to look for and have someone guiding you.

Ignoring Location Potential

That ₱600,000 lot I bought? Everyone said it was too far. Now there's a highway, two schools, and a mall within 10 minutes.

Behind Every Deal

What nobody tells you about
buying property in the Philippines.

I've processed titles, chased tax declarations, and walked muddy lots with survey plans. Here's exactly how I protect every client.

01

Title Verification

Before anything else, I check the title at the Registry of Deeds. Clean title means peace of mind. I'll show you exactly what to look for — no shortcuts.

02

Tax Declaration Check

Unpaid taxes can haunt you years later. I verify every tax declaration is current and match it against the title — because surprises are great at birthdays, not at property closings.

03

Due Diligence & Zoning

Is the lot zoned residential or agricultural? Are there pending road widening plans? I dig into the local zoning office so you know exactly what you're buying.

04

Survey & Actual Inspection

I walk the property with the survey plan in hand. Boundaries on paper and boundaries on the ground need to match. Every single time.

05

Negotiation & Paperwork

Deed of sale, notarization, BIR, transfer tax, new title — I guide you through every signature and every government office visit until the title is in your name.
