I didn't grow up rich. I grew up watching my parents work hard, save carefully, and still wonder if they'd ever own the roof over their heads. That question — will we ever own something that's truly ours? — stayed with me.

When I got married, the question got louder. It wasn't just about me anymore. It was about my wife. About the kids we wanted. About building something that would outlast us both.

So I started learning. Title verification at the Registry of Deeds. Tax declaration checks at the Assessor's Office. Zoning classifications. Survey plans. I walked muddy lots with a measuring tape and a notebook. I made mistakes — expensive ones. And I learned from every single one.

Eventually, that 200 sqm lot I bought for ₱600,000 tripled in value. Not because I got lucky. Because I knew what to look for before I wrote the check.

I saw my parents lose it all during a fire in our house back in May of 2010. Everything they built over all those years — gone. But from that unfortunate event, they had insured the house and somehow we got something in return. The lesson I got is that insurance is a necessity.
