Please read these Terms and Conditions carefully before submitting your property listing. When you use the List your property form on our website, you will be asked to accept these terms. By posting a property, you agree to be legally bound by all sections below — including the referral commission, non-circumvention, and indemnification clauses.

TERMS AND CONDITIONS Brokerdixie.com Property Listing Platform Effective Date: June 28, 2026 Welcome to Brokerdixie.com ("Platform", "Website", "we", "our", or "us"). By creating an account, posting a property, or using this Website, you agree to be legally bound by these Terms and Conditions. 1. Acceptance of Terms By registering or posting any property on Brokerdixie.com, you acknowledge that you have read, understood, and agreed to comply with these Terms and Conditions. 2. Eligibility to Post Listings The Platform allows the following individuals and entities to advertise properties: Licensed Real Estate Brokers Licensed Real Estate Salespersons Property Owners Attorneys-in-Fact duly authorized by the owner Developers Property Managers Real Estate Agents authorized by their supervising broker Any person legally authorized to market or dispose of real property. The user warrants that he or she has the legal authority to advertise every property uploaded to the Platform. 3. Accuracy of Listings The person posting the property is solely responsible for: Accuracy of the information Legality of the listing Authenticity of ownership or authority Photos uploaded Pricing Availability Brokerdixie.com does not verify ownership and shall not be liable for incorrect, fraudulent, misleading, or unauthorized listings. 4. Brokerdixie Contact Information By posting a property on Brokerdixie.com, the user expressly authorizes Brokerdixie.com to display: Brokerdixie as the primary inquiry contact; Brokerdixie's contact number; Brokerdixie's email address; and/or Brokerdixie's branding, logo, footer, or watermark on every listing published through the Platform. The purpose is to centralize inquiries, protect listing integrity, and facilitate coordination between prospective buyers and the listing owner or authorized representative. The original owner, broker, salesperson, or authorized representative remains identified internally as the listing source. 5. Referral of Buyers All inquiries generated through Brokerdixie.com shall be considered leads originating from the Platform. Brokerdixie reserves the right to facilitate communication between buyers and the listing owner or authorized representative. 6. Commission and Referral Fee Agreement All inquiries, leads, and prospective buyers or tenants generated through Brokerdixie.com shall be deemed referrals originating from the Platform. If a sale, lease, exchange, or any other real estate transaction is successfully completed as a direct or indirect result of a lead generated through Brokerdixie.com, the Property Owner, Licensed Real Estate Broker, Salesperson, Attorney-in-Fact, Developer, Property Manager, or other authorized representative agrees to compensate Brokerdixie through a referral commission. Unless otherwise agreed in writing, the following minimum referral fees shall apply: For Property Sales A minimum referral commission equivalent to Three Percent (3%) of the Gross Selling Price, or such other commission amount or percentage as may be mutually agreed upon in writing prior to the completion of the transaction. For Rental or Lease Transactions A referral commission equivalent to one (1) month's rental for every one (1) year of lease, unless another commission arrangement has been mutually agreed upon in writing. Payment of the applicable referral commission shall become due upon the successful execution of any agreement resulting from a Brokerdixie-generated lead, including but not limited to: Execution of a Deed of Absolute Sale; Execution of a Contract to Sell; Receipt of reservation fees or down payment that secures the transaction; Execution of a Lease Agreement; Turnover or commencement of occupancy by the buyer or tenant; or Any equivalent transaction that results in compensation to the listing party. Failure to pay the agreed referral commission shall constitute a material breach of these Terms and Conditions and may subject the responsible party to the appropriate legal remedies available under the laws of the Republic of the Philippines. 7. Non-Circumvention Users agree not to intentionally circumvent Brokerdixie by directly negotiating with buyers introduced through the Platform for the purpose of avoiding payment of the agreed referral commission. Any transaction involving a buyer initially introduced through Brokerdixie.com shall remain subject to the agreed commission. 8. Authority of Listing User The listing user warrants that: he/she has authority to market the property; the property information is truthful; posting the property does not violate any law or contractual obligation. The user shall indemnify Brokerdixie.com against claims arising from unauthorized listings. 9. Removal of Listings Brokerdixie reserves the right to remove, suspend, or reject any listing that: contains false information; violates Philippine law; is misleading; is fraudulent; infringes intellectual property rights; damages the reputation of the Platform. 10. Intellectual Property Photos, logos, and listing descriptions remain the property of their respective owners. By uploading content, the user grants Brokerdixie.com a non-exclusive, royalty-free license to display, reproduce, market, advertise, and promote the listing across its website and affiliated social media platforms. 11. Limitation of Liability Brokerdixie.com serves as an online real estate marketing, advertising, and referral platform connecting prospective buyers and tenants with property owners and their authorized representatives. While Brokerdixie.com strives to maintain a reliable and trustworthy marketplace, it does not guarantee: the successful sale or lease of any property; the financial capability or qualification of any buyer or tenant; financing approval; the legal status, ownership, or condition of any property; or the completion of any transaction. All negotiations, agreements, and final transactions remain the responsibility of the parties involved. Brokerdixie may, upon request and subject to applicable fees and availability, assist clients with additional services including, but not limited to: Title Verification; Due Diligence; Coordination with government agencies; Documentation assistance; Property valuation referrals; and Other real estate support services. The availability of these services does not create any warranty or guarantee unless separately agreed upon in writing. 12. Indemnification Users agree to defend, indemnify, and hold Brokerdixie.com harmless from claims, damages, liabilities, attorney's fees, and expenses arising from: false listings; unauthorized property postings; disputes over ownership; violations of law; breach of these Terms. 13. Governing Law These Terms shall be governed by the laws of the Republic of the Philippines. Any dispute arising from these Terms shall be submitted to the proper courts having jurisdiction in the Philippines. 14. Amendments Brokerdixie.com reserves the right to modify these Terms at any time. Continued use of the Platform constitutes acceptance of the revised Terms. 15. Acceptance of Terms By submitting a property listing to Brokerdixie.com for review and publication, the user acknowledges that he or she has read, understood, and voluntarily agrees to be bound by these Terms and Conditions. Submission of a property listing does not guarantee publication. All listings are subject to the review and approval of Brokerdixie.com, which reserves the right to approve, reject, modify, suspend, or remove any listing that does not comply with these Terms and Conditions or applicable laws. 16. Procuring Cause of Transactions The listing party acknowledges that any buyer or tenant first introduced, referred, or generated through Brokerdixie.com shall be deemed a Brokerdixie referral. The listing party agrees not to circumvent Brokerdixie by completing a transaction directly or through another intermediary for the purpose of avoiding payment of the agreed referral commission. This obligation shall survive the removal or expiration of the listing for a period of twelve (12) months from the date of the initial introduction.
